Lifetime Transferrable Warranty

Steel Piers, Helical Steel Piers and Pressed Concrete Pilings carry a Limited Lifetime Transferable Foundation Repair Warranty.

Our foundation repair warranty is fully transferable from owner to owner to owner provided that the warranty has been properly transferred within 30 days of title transfer.

The warranty is limited because there are specific exclusions such as: soil upheaval (commonly referred to as heave), soil undermining, earthquakes and water damage.  See your contract or below for complete terms of the warranty.

The foundation repair warranty does not warrant other areas of the foundation, which may move for a wide variety of reasons.

We take a lot of care in performing our work and want you to have peace of mind that Granite fully backs its warranty.  We do our very best to assure that best practice processes and procedures are followed during the initial foundation repair. You have our word on that.

Warranty Terms & Conditions

Lifetime Warranty

Should those portions of the foundation directly supported by Contractor’s piers or pilings experience further settlement, Contractor will adjust the affected concrete or steel piers/pilings at no charge to the owner for the Life of the Warranty. Settlement is defined as ½ inch in 15 feet (1” in 30 feet). Single, lone piers/pilings (more than 8 feet from another pier), and shallow surface piers are not warranted.

Drainage and shimming of pier and beam is warranted for one year.

The adjustment of competitor pre-existing piers is not warranted.

Work not warranted, but included unless stated elsewhere: Pre and post repair Engineer’s Reports (unless provided by the customer), Post-Repair Plumbing Test and City Permit.

All warranties expressed, implied, or statutory will be null and void for/if:

  1. Failure to pay on time. Time is of the essence in regard to payment.
  2. Failure to transfer the warranty within 30 days of the title transfer.
  3. Upheaval, soil undermining, earthquake, soil slumping, soil creep, subsidence, water damage, fire, windstorm, poor drainage, water under pier and beam, terrorism or other acts of God.
  4. Excavation of more than 3 feet within a horizontal distance from foundation deeper than distance to the foundation.
  5. Any work that has been altered in any manner by another contractor, or structural changes such as addition of a second story, without prior written approval of Contractor.
  6. Failure to maintain drainage and proper soil moisture as per National Foundation Repair Association handout entitled “Foundation Maintenance”.
  7. Owner fails to test and correct sewage or freshwater leaks within 15 working days after lifting, by a licensed plumber. Owner is responsible for cost of repairs, leak damage, and cost of cleanouts.
  8. Slab area that is underpinned is discovered to be of sub standard construction, i.e. Concrete too thin, concrete improperly mixed, inadequate or failed rebar or post tension cables.

Warranty Transfer

If ownership changes, assignment of this warranty to the new owner or owners must be accomplished in accordance with the then current transfer procedures and transfer fee for Granite.

First transfer fee by Granite is waived if initial repair is part of a real estate sale.

Termination: Owner agrees that Contractor’s liability is limited to the total monies paid and that Contractor may terminate the Contract and Warranty by paying to the then current Owner an amount equal to total monies paid to Contractor. The Owner may cancel or reschedule the work at any time by providing an email request to into@granitefoundationrepair.com. Owner agrees to pay Contractor for any charges incurred to date such as engineering, permit and special material. If change/cancellation is received within 3 business days prior to the start of the work Owner additionally agrees to pay the Contractor $250.
