Proper foundation watering year around prevents problems and minimizes the need for foundation repair. Neglecting to water a foundation can lead to major foundation problems.
Do not let the soil dry out around the base of your foundation. When soil dries around the perimeter, it wicks away moisture from the interior soil supporting the foundation.
In the photo above the floor has sunk because the homeowner failed to properly water the foundation. In Texas, watering is just as important for the foundation as for the lawn. Maintaining foundation perimeter soil moisture assures that the soil under the house will not dry. When our Texas clay soil dries, it shrinks. Shrunken soil can not adequately support the interior of a concrete slab or pier and beam foundation.
Notice in the picture that the floor has dropped out from under the wall. Dropped by over an inch. This house foundation will probably require interior piers to raise it to its normal elevation.
Foundation watering in excess will also cause foundation problems. Never soak the soil with water.
